Nope. Lockbox access is perfect, and turning on lights and opening blinds is routine for us. For the best results, we ask that no one be inside during the shoot. Agents and occupants are welcome to step outside and away from windows once we begin.

Essential fits condos, starter homes, rentals, and listings under $1M that just need to look great on the MLS. Flex is for mid-range homes where one upgrade (aerials or a 3D tour) matters most. Yes. Every order includes one round of minor revisions, like color tweaks or object-removal touch-ups, requested within 12 hours of delivery. Extra rounds or later requests may be billed at our current rate.

D2 Media keeps the copyright. Once your order is paid in full, you get a license to market that listing everywhere: MLS, your brokerage site, social media, and print. We may feature select work in our portfolio. If you'd like yours kept private, just tell us in writing when you book.

Yes, through Content Engine. We're your content partner: we write your topics and scripts, then we film and edit your branded reels and local home tours every month, delivered ready to post. Plans start at $1,599/mo.

As soon as the listing is confirmed. We work fast, but slots fill quickly in peak season, so earlier is always better. You can book up to 90 days out.

We'll reschedule at no charge. Rain, smoke, high winds, or anything unsafe means we move the shoot, and we'll reach out to find a new time. We'd rather wait a day than deliver gray-sky photos.

If we can't get in at the scheduled time, it's treated as a no-show. If the home isn't shoot-ready and we need extra time, we may bill for that time or reschedule, and standard cancellation terms apply. The Pre-Shoot Guide keeps you clear of both.

All the time. Run through our Pre-Shoot Guide with the sellers first. For anything that couldn't be put away, our Photo Declutter add-on removes clutter, cords, and personal items digitally ($25 for 2 photos). We never alter structural features.

Yes. If nobody's home, that's fine. We let ourselves in, turn on every light, open every blind, and leave the property exactly as we found it. Just send the gate or lockbox code ahead of time.

Package prices cover homes up to 3,000 sq ft. Larger homes take more time to shoot and edit, so pricing scales with square footage. Travel fees may apply outside our core service area. You'll always see your exact price before you book.

Payment terms are shown before you book. Depending on the package, that's full payment at booking, a deposit with the balance on delivery, or an invoice. Payments are processed securely through Stripe inside our booking portal, and we never store your full card number.

Content Engine clients save 10% (Spotlight) or 15% (Icon) on every D2 listing package while their plan is active. We also run occasional promotions. Our packages themselves already save you $105 to $520 compared to booking the same services à la carte.

Everything is delivered to your online gallery, with MLS-sized and full-resolution files ready for the MLS, web, social, and print. You'll get an email the moment it's ready.

Unlimited. We shoot every room and every angle that sells, plus editorial hero shots in horizontal and vertical and a set of stylized marketing stills for ads and social. The exact count depends on the home.

Yes. Every interior photo shoot includes a 2D floor plan, a $150 value, whether you book a package or Interior & Exterior Photos on its own. Need just a floor plan? Book it by itself for $150.

Files are kept for 30 days after delivery, after which they may be deleted. Download and archive your copies as soon as they land.

Cinematic Listing Video ($575): a planned, color-graded film of the home with licensed music. It's property only: no agent on camera and no branding.

Listing Walkthrough Reel ($275): one smooth vertical take through every main space. Step in frame to host it, or keep it human-free.

Social Highlight Clips ($175 for 3): slow, cinematic vertical clips, each opening on a scroll-stopping hook.

The cinematic film is horizontal for the MLS and your website. The walkthrough reel is vertical for social, or horizontal on request, and you get one file either way. Clips come without music so you can add trending audio in the app.

Zillow 3D Tour ($295) lives natively on Zillow, boosts your listing there, and is Zillow Showcase ready. Matterport ($325) is the industry-standard immersive tour, with dollhouse and floor-plan views and both branded and unbranded (MLS-compliant) links. Heavy on Zillow? Go Zillow. Luxury or relocation buyers? Matterport.

You bet. Showcase is Zillow's premium listing experience, with top placement, enhanced branding, a room-by-room interactive tour, and a badge in search. We capture everything it requires: high-res photos, a Zillow 3D Home Tour, and an interactive floor plan. Just select Yes for Showcase when you book.

Getting it on your listing

1. Buy Showcase through your Zillow account (it uses a Showcase credit).
2. Choose “I have my own photographer,” click “Invite photographer,” and enter Drake Dileonardo and drake@d2remedia.com.
3. Already had us shoot it? Use “Invite photographer,” not “Book now.” Book now creates a duplicate order.

Yes. Every listing package includes 3–5 virtual twilight photos: we turn your best daytime exteriors into dusk scenes digitally, with no second shoot. They come with packages only and aren't sold on their own, and every virtual twilight is labeled for MLS.

Yes. It's $25 for 2 photos. We add realistic furniture and décor matched to the home and the target buyer, include the empty original, and label the image as virtually staged for MLS.

Yes. All drone work is flown under FAA Part 107, and we carry general liability insurance. Let us know ahead of time about nearby airports, HOA rules, or other restrictions. If weather, airspace, or safety grounds the drone, there's no fee. We'll reschedule or substitute ground photos, and on the Social package you get a free Zillow 3D Tour instead.

Both come with every listing package. The single-property website (also sold on its own for $150) gives the listing a mobile-first home for its photos, videos, floor plan, and details. The marketing suite creates social posts, flyers, and brochures from your photos and property details, ready the moment your shoot is done.

Yes. We photograph restaurants, offices, storefronts, and other commercial interiors for local businesses. Tell us about the space and what you need, and we'll send a quote.

Your license covers marketing that listing anywhere: MLS, your brokerage site, social media, and print. Handing the files to someone else for their own marketing or another property (a builder, stager, or another agent) isn't covered, so ask us first.

Yes. Whenever we know an image is virtually staged, twilight-converted, or otherwise AI-edited, we label it. Disclosure rules vary by MLS and brokerage, so the final check is on you as the listing agent.

They're built to be. Any AI-assisted edits, like sky replacement or virtual staging, are clearly labeled so you can disclose them. Since every board has its own rules, give yours a quick look before publishing.

Of course. Just tell us in writing when you book, and those images stay off our website and social.

Yes. Strictly home tours, more branded reels, or your own mix: we'll build a plan around your goals and budget. Book a discovery call and we'll put it together.

Videos where you walk viewers through homes around town, whether they're your listings or other agents'. They're included in every Content Engine plan: 6 a month on Spotlight, 10 on Icon. Want only home tours? Ask about a custom plan. For another agent's listing, you'll need that agent's OK before we film.

No long contract for shoots. Every booking runs on our Terms of Service, and the key points are summarized right here in plain English. Content Engine is a monthly plan with a 3-month minimum, then month-to-month.
